									<p><strong>Underinsurance is when a policyholder does not have adequate insurance cover for their needs. For example, in the event of a claim this means that the claim amount exceeds the homeowners sums insured on their policy. This results in a shortfall for the policyholder meaning a financial loss.</strong></p><hr /><p><br />There are a number of reasons you may be underinsured. In many cases, it happens when valuations are out of date, roughly estimated, or incorrectly calculated. It can also be caused by the limits in your insurance policy. It is common to underestimate the value of contents which are just not jewellery or antiques but the everyday items such as clothing, curtains, carpets, pots, pans, beds and bedding as an example. Imagine if you turned your property upside down and shook it, everything that fell out would be contents.</p><p>Your home is normally your highest value asset, and as such should be regularly assessed and valued every three years for an accurate rebuild cost for all structures. This includes the home and all outbuildings.</p><p>If you have made alterations or extended the property, and/or changed its use then you should let your insurer know as soon as these changes are made rather than waiting until your policy is due to be renewed.</p><p>Another common oversight for home owners is to insure for the market value when the sum insured should be the rebuild/reinstatement costs. Not only can the market value fluctuate but it is not an accurate reflection of the total cost to rebuild your home. Whilst materials and labour are obvious considerations, you should also consider factors such as professional fees (architects, legal, planning), demolition or make-safe costs. In some cases, there is also potential for rebuild planning permission to be refused or amended, especially if it is listed and this can take more time until you can move back in to your home.</p><p>You need to consider that any rebuild/repair work to a listed building will have to take into account the original construction of the building as well as other factors that also determine the reinstatement cost such as to what type of listing is attached to your property, the nature of materials it is built from, and the age of the building. Listed or heritage buildings, for example, typically have higher rebuilding costs than other properties as they must adhere to traditional forms of construction and specialist materials. This is where a professional valuation is an important consideration:</p><ul><li>How long will it take to rebuild your property after a total loss?</li><li>Total rebuild period is 29 months, this is structured as follows:</li><li>Pre-construction period, design, planning &amp; demolition is 12 months.</li><li>Construction period is 17 months.</li></ul><p>Without an accurate rebuilding figure, it makes your insurance policy utterly pointless because you will not be financially compensated to the level you require to rebuild your home should you suffer a loss.</p>								</div>

									<p><b>Classification of a listed building is by address and includes a description of the ‘schedule’ which highlights features of notable interest. This schedule is however as a guidance note for planners and any features not listed do not mean they are not included. <span style="font-style: inherit;">The listing of a building or group of buildings is a legal process and papers regarding its status should be kept in a safe place. Its listing will also be recorded on the Register of Land Changes and is necessary if the property is sold. Known in legal terms as ‘presumption in favour of retention’ the listing legislation permits alterations only where they can be justified and the correct procedures carried out.</span></b></p><hr /><p><br />If a property is both listed and within the boundaries of a conservation area the listed building consent will override the legislation protecting the conservation area. This is not to say that the conservation issues will not be addressed rather that the listed status will take priority in planning decisions.</p><p>With regard to internal works, unless listed, alterations to a property within a conservation area are not controlled or conditioned.</p><p><b>Listed Buildings: Preserving Our Heritage<br /></b>Many of our members are not only owners of thatched properties, but also keepers of listed buildings. Thatched homes are deemed to be of “special architectural or historic interest.” But what exactly is meant by the term “listed?”</p><p>The responsibility for determining which buildings have special architectural or historic interest falls to the Secretary Of State for the Environment, and he has a statutory duty to produce a “list” of such buildings. In the context of listing, the term building is cast very widely and not only includes conventional buildings such as castles, cathedrals, houses schools and factories, but can be as diverse as dog kennels, ice houses and village pumps. Not all items on the lists are what we might refer to as attractive or beautiful, some are included purely for their historical value. The list in total adds up to a heritage register covering the whole of England.</p><p>Properties considered for listing are judged according to a set of national standards. In brief the following are normally listed:</p><ul><li>All buildings built before 1700 which survive in anything like their original condition, most buildings built between 1700 – 1840, although selection is necessary. Between 1840 and 1914 only buildings of definite quality and character are listed, and the selection is designed to include the principal works of the most important architects.</li><li>Buildings which are less than 30 years old are normally only listed if they are of outstanding quality or under threat.</li><li>Buildings which are less than 10 years old are not listed. Other factors which may be taken into account are: association with well-known events or characters, such as the birthplace of an historical figure, and group value, for example, squares, terraces or model villages.</li><li>Listed buildings are allocated one of three grades. The broad classification of grades is as follows:</li><li>Grade 1 – These are buildings of exceptional interest (about 1.5% of listed buildings fall within this category)</li><li>Grade 11* &#8211; These are particularly important buildings of more than special interest (approximately 4% of the overall total)</li><li>Grade 11 – These are buildings of special interest which warrant every possible effort being made to preserve them (accounting for the remaining 94.5%).</li></ul><p><b>Taking all this into account, how does this affect you the property owner?<br /></b>If you wish to demolish a listed building, or to alter or extend it in a way that affects its character as a building of special architectural of historic interest, then “listed building consent” must be applied for from the local planning authority. According to guidelines published by English Heritage, (telephone-<a href="tel:00442079733000" target="_blank" rel="noopener">0207-973-3000</a>), even relatively minor works such as painting may affect the character of a listed building and they therefore advise: if in doubt &#8211; consult the local planning authority before embarking on any work. It is useful to note that listed building consent is in addition to any planning permission required, although for most owners’ applications for both can be considered together- and listed building consent applications are free.</p><p>The fact that a building is listed does not necessarily mean that it must be preserved intact for all time. The main purpose of listing is to ensure that care will be taken over decisions affecting its future. As a useful guide, the following changes could require listed building consent:</p><ul><li>Replacement windows or doors, for example from timber to UPVC.</li><li>Removal of internal walls or fireplaces.</li><li>Replacement of roofing materials.</li></ul><p>The introduction of cladding such as rendering or weather boarding and the installation of roof lights.<br />It is possible to get financial help if you are the owner of a listed building. Grants for the repair of Grade 1 and Grade 11* buildings may be available from English Heritage, but the application must be made before the work begins. Local authorities have a much wider scope and are not restricted to outstanding buildings. Grant aid is made available by county and district councils and you should contact your local authority for further information. </p><p>Most owners seem pleased that their properties have been listed and it is rather a special feeling to think that you own and are living in something which is recognised as part of our national heritage. Historic buildings are after all a precious and finite asset and often play a vital role in determining our national and regional identity. On top of this, in many areas, the cachet of listing may even add to the value of a residential property.</p>								</div>

									<p><b>Whilst many of us live under a thatched roof, all too often we understand very little about the materials used on the roof. The average thatch owner does not need to have comprehensive or technical knowledge, but an understanding of some of the features of your particular type of thatch would not come amiss. Over past centuries many and varied types of matter were chosen to lie on a roof, including heather, bracken and a great variety of crops grown throughout the land. These days, there are only two types of material used for thatching: wheat straw and water reed. From these two materials three main styles of thatching have been derived.</b></p><hr /><p><strong><br />Longstraw</strong><br />This is probably the oldest and most traditional material, and, at one time was used universally. The basic material is straw derived from the threshing of wheat. The straw is steeped in water and then gathered up into bundles called “yealms”, which the thatcher then carries to the roof. These are put on the roof in layers and raked and trimmed using shears or a thatching hook. A Longstraw roof can be identified be the ears of straw mixed in with the butts and the slightly irregular look that it has.</p><p><strong>Combed Wheat Reed<br /></strong>Combed Wheat Reed is a straw thatch. The straw has been cut and threshed but, unlike Longstraw, the threshing machine used has a comber. The comber consists of spiked drums the turn and rake, or comb the rubbish out of the straw, leaving it in neat bundles, with the ears and butts all facing the same way. The material is laid on the roof and dressed by the thatcher. This type of thatched roof has a rounded look, reminiscent of treacle, dripping off a surface.</p><p><strong>Water Reed<br /></strong>Historically, water reed thatch was used in areas near to rivers and wetlands, where the reed beds were plentiful. Hence their prevalence in Norfolk. Today’s water reed often comes from Hungary, Poland, Turkey or France. Water reed thatch is usually fixed directly to the timber structure of the roof, with the butt ends all facing downwards and outwards. This gives an angular appearance, with straight, clean lines. As the reed is a brittle material and therefore, difficult to bend to form a ridge, other materials such as Sedge or wheat straw or a mixture of the two are used for the ridge.</p><p><strong>Life Expectancy<br /></strong><span style="font-style: inherit; font-weight: inherit;">There is much debate about which type of thatch is best value and offers the longest life. However, there are many factors that influence the life-span of a thatch. The quality of the raw material can vary from harvest to harvest, because the growing of straw for thatch depends greatly on the skill and knowledge of the farmer. If he allows too much nitrogen in his field, the straw crop will deteriorate quickly once it is on the roof. The design pitch of the roof will also play a part in determining how quickly and easily rain water is shed. The local environment, its humidity, levels of pollution and even proximity of trees will all have an effect on the thatch. However, the following figures, allowing for the foregoing factors already outlined, will be a good indication as to the longevity of your thatch.</span></p><p>Longstraw<span style="font-style: inherit; font-weight: inherit;"> because of its irregularity and therefore its less effective drainage, will probably last 15-20 years. 									<p><strong>It has to be every householder’s worst nightmare – your home – the largest single asset you own, suddenly loses its market value because of the problem of subsidence. Most homeowners are completely unaware of the problems that trees and in particular, their spreading roots can cause. They may not even be your own trees – it is highly likely that they belong to a neighbour. The crux of the problem is that forest trees are thirsty beasts, especially if they have been planted in clay soil. They gradually suck moisture from beneath a house’s foundations. In the worst cases this will lead to the problem of subsidence.</strong></p><hr /><p><br />Figures provided by the insurance industry reveal the size of the problem. The Royal and sun Alliance, which insures one in four householders, pays out, on average, between £80m and £100m on subsidence claims every year. Between 60% and 70% of these claims relate to trees and property.</p><p>Warning signs that there may be subsidence beneath a house includes cracks in the plaster or brickwork. Just to confuse the issue, it is common for new walls or extensions to shift a little and settle quite harmlessly during the first few years. However, if you believe that one or more trees may be causing the cracks in your home, you should first of all contact the tree Advice Trust. Give them as much information as you can on the trees in question, such as type, its age, height, distance from the property, composition of the soil, age of the house etc. This will enable the Trust to better advise you.</p><p>If your insurance company becomes involved, it will send out a structural engineer or a building surveyor to assess the damage, along with an “Arboricultural Consultant” (Tree expert to most people). The insurance company will then nominate specialist builders, engineers, and tree surgeons to carry out necessary works. The costs should be borne by the insurers, and can amount to several thousands of pounds, particularly for unpinning a property. Tree costs can also vary, according to whether the tree in question is to be reduced, or lifted off the site entirely which may involve crane hire and the like.</p><p>If you have a tree in your grounds that you wish to keep, but with a limited growth, you should engage the services of a tree expert. You may also need to check with your local council to make sure that there are no preservation orders on the tree in question.</p><p>Certain species of tree are more of a problem than others. The Tree Advice Trust tell us that small ornamental trees such as crab apples and certain types of maples can be safely planted 1 metre from a house. More thirsty trees such as oak, poplar and willow should be at least 20 metres from a house that has been constructed on clay soil. Garden centres will be packed with budding Alan Titchmarshes and the DIY stores will be jammed with ‘make-over’ enthusiasts who are determined to turn their semi into a scaled down version of Buckingham Palace.</p>
<p>It looks so simple on the television programmes, so why not have a go? Just think of all the money you will save…or will you? Unfortunately, not everyone is skilled enough to carry out the jobs they attempt to do and end up paying a professional to put everything right. Some jobs should never be tackled by the householder – plumbing is a good example. It’s one thing to change a washer on a tap, but to plumb-in a bathroom suite or central heating system is something else. Just consider the damage that can be caused by water leaking through the ceiling: furnishings could be ruined and if it is bad enough the ceiling itself could collapse. Not everyone has accidental damage cover on their household insurance, which means the entire cost of putting it right is down to the householder.</p>
<p>Also you could be in breach of Water or Building Regulations. This would have a knock-on effect if you wanted to sell your property. So at the end of the day, DIY could turn out to be a very expensive hobby.</p>

As far as possible though, keep away from local obstructions such as large trees and houses, or use a taller tower to ensure that the turbine is well above the obstruction. <p><strong>Basic Requirements</strong></p>
<p>Get a reliable estimate of the winds to be expected at the proposed site. There is no substitute for actual measurements. The turbine manufacturers should be prepared to help. You can get an estimate of the annual mean wind speed for a given location by entering the OS grid reference into the UK wind speed database. Mount the turbine on as high a tower as possible and well clear of obstructions, but do not go to extremes. Easy access will be required for erection and foundation for the tower may be needed depending on the size and tower type. It is also important to ensure that the wind turbine can be easily lowered for inspection and maintenance. Try to have a clear, smooth fetch to the prevailing wind, e.g. over open water or smooth ground. If possible site the turbine on a smooth hill. Use cable of adequate current carrying capacity (check with the turbine supplier. This is particularly important for low voltage machines). Cable costs can be substantial. Consult your local council as to whether you need planning permission. You should try to minimise the environmental impact of the turbine, and it will be helpful to inform your neighbours of your plans at an early stage. For larger machines you may have to pay rates. This can make a big difference to the economics of installation, again you should find this out by consulting your local council.</p>
